1. Reservation and payment
Bookings for Apartments Center can be made via our website or by e-mail to: bestnca@gmail.com.
Any additional expenses incurred will be borne by the guest and full payment is required at the time of booking, which is fully refundable up to 7 days before the arrival date, in accordance with our Cancellation and Changes Policy. To complete the reservation, the guest must know and accept these Terms and Conditions of Service.
When the booking is completed, a confirmation email or message will be sent to the address or contact details provided during booking. Your reservation is only confirmed after receiving the confirmation email or WhatsApp!
2. City tax
The amount of the Tourist Tax for the city of Lisbon (not included in the total amount of the reservation) must be paid at check-in in cash. From the 1st of January 2016, a tax of €2 per person and night is applied to guests over 12 years old, subject to a maximum amount of €14 per person and reservation.
3. Weekly and monthly rates
Apartments Center offers special rates for weekly or monthly stays. Please ask via email bestnca@gmail.com.
4. Cancellation and Changes Policy
Apartments Center fully refunds reservations canceled up to 7 days before arrival date. The refund, excluding transaction costs, will take place within 5 working days.
Changes in arrival dates or number of guests will be subject to apartment availability.
If Apartments Center cannot provide the reserved apartment due to any unforeseen circumstances, the company will not be responsible for any inconvenience caused; however, the necessary measures will be taken to relocate the guest to another similar or superior apartment. If the guest does not accept the relocation, the total amount (excluding costs related to the days the guest used the apartment) will be refunded, but Apartments Center will not be responsible for any additional amount related to the cancellation of the reservation.
5. Arrival / Check-in - Check-out
*Check-in: after 4 pm;
*Check-out: until 12:00h;
*The guest must call or text the check-in number at least 30 minutes before arrival due to the lack of reception;
*Luggage storage and/or early check-in are allowed, but are subject to availability and prior confirmation;
*If the first person/group arrives after 00:00h, a late check-in fee of €20.00 must be paid at check-in;
*Only one check-in per booking is included. Additional check-ins are possible for an additional fee of €10.00 per check-in, plus late check-in fee if one of the check-ins is after 00:00h;
*All guests must bring and provide valid identification (Identity Card or Passport).
*All keys must be left at the desk upon check-out. If any keys are lost, the lock will be replaced for the safety of future guests. The replacement of the lock will be charged to the guest (minimum €75);
*If the keys are left in the lock on the inside of the door during the stay or at check-out, it may be impossible to open the door from the outside; in this case, the locksmith service will be charged to the guest;
*If an Apartments Center element is required to go to the apartment outside of business hours, as the guest is unable to enter the apartment because the keys were left inside the apartment or in the lock, an additional key is required to open the door, the guest will be charged €10.00. If there is any problem with the key or lock that has not been caused by the guest, this fee will not be charged;
*Guests who do not leave by the stated check-out time will be charged an additional fee equal to the rate of the following night. If the guest refuses to leave, Apartments Center reserves the right to enter the accommodation, remove the guest's belongings, change the locks and take any other action as necessary. The guest will be charged for all costs;
*Guests must release the apartment by 12:00h. Cleaning crews can enter the apartment after this time. Late check-out can be requested, subject to availability and prior confirmation. Late check-out may imply the payment of half a night.
6. Damage
Apartments Center will in no case be liable for any direct and/or indirect damage to the apartments or their contents. Any damage must be immediately reported to the person responsible who will try to arrange for repair or replacement and will make a decision on any additional costs.
7. Number of guests
During the reservation, the guest must indicate the number of people who will stay in the apartment. The guest whose name appears on the booking confirmation will be responsible for the behavior of the entire group and agrees to avoid any and all illegal activity.
Each guest must have a valid ID and credit card. Unaccompanied guests under the age of 18 are not permitted. Cribs, strollers, toys and other equipment can be provided during your stay, upon request and at an additional cost. If the apartment is being occupied by more people than stated in the reservation, guests may incur additional charges or eviction from the apartment.
8. Pets
Generally, pets are not allowed. If you plan to bring your pet, please inquire in advance. Additional costs or security deposit may apply.
9. Behavior
We expect all our guests to behave appropriately and with respect for people and property, allowing other guests to rest and have a pleasant stay. We ask that you comply with the rules of the property:
* Noise must be kept to a minimum between 11pm and 8am;
* Smoking is not allowed in the apartments, only in the designated outdoor areas;
* When leaving the apartment, make sure the lights, appliances and A/C are turned off. Prevents fire hazard and saves energy;
* Keep the apartment clean and take good care of the furniture and equipment;
* Leave all garbage packed and ready to be collected;
* For your safety, make sure you keep the apartment door closed, Apartments Center is not responsible for any thefts that occur during your stay;
* Any damage or malfunction must be reported to the person in charge of the accommodation immediately;
* Apartments Center may evict a guest and their group in case of serious violation of these rules or misbehavior, without refund.
10. Liability
Apartments Center will not, under any circumstances, be held responsible for any direct and/or indirect damage suffered during the stay, namely assaults on people, loss of belongings, damage by fire, theft or any other criminal behavior.
11. Website
Apartments Center reserves the right to change the information contained on the website at any time.
These Terms and Conditions are governed by Portuguese Law.
